  • Up to £125,000.00 – £600.00

  • £125,001 to £250,000 – £650.00

  • £250,001 to £500,000 – £700.00

  • £500,001 to £750,000 – £950.00

  • £750,001 to £999,999 – £1,200.00

  • £1m+ – £1500.00

  • Includes:

  • Our legal fees

  • Timescale:

  • A typical property sale will take 12 – 16 weeks.

  • Deposit required:

  • We require a £100 deposit to obtain copies of the title documents from the Land Registry, full payment is required on completion of the sale.

Purchase

Prices as follows (Ex VAT):

  • Up to £125,000.00 – £650.00

  • £125,001 to £250,000 – £700.00

  • £250,001 to £500,000 – £800.00

  • £500,001 to £750,000 – £1200.00

  • £750,001 to £999,999 – £1,500.00

  • A typical property purchase will take 12 – 16 weeks.

  • Deposit required:

  • We require a £300 deposit in respect of search fees, full payment is required on completion of the purchase.

Remortages

Prices as follows (Ex VAT):

  • Up to £100,000.00 – £450.00

  • £100,001 to £250,000 – £500.00

  • £250,001 to £400,000 – £550.00

  • £400,001 to £550,000 – £600.00

  • £550,001 to £750,000 – £700.00

  • £750,000 to £999,999 - £850.00

  • £1m+ – £1000.00

  • Includes:

  • Our legal fees

  • Timescale:

  • A typical property remortgage will take 2 – 4 weeks but this will depend on a number of factors.

  • Deposit required:

  • We require a £100 deposit to obtain copies of the title documents from the Land Registry, full payment is required on completion of the remortgage.

Where the matter is unexpectedly complex, we may have to increase our fees in the following circumstances:-

  • if the legal title is defective or part of the property is unregistered

  • if we discover building regulations or planning permission has not been obtained

  • if crucial documents we have previously requested from you have not been provided

  • if there is more than one mortgage involved

Remortgage Disbursements

The following additional disbursements will apply to leasehold properties and you will be advised when they are payable during the course of the transaction:-

Purchases:

Notice of Transfer fee – This fee if chargeable is set out in the lease.

Notice of Charge fee (if the property is to be mortgaged) – This fee is set out in the lease.

Deed of Covenant fee – This fee is provided by the Management Company for the property and can be difficult to estimate.

Certificate of Compliance fee – To be confirmed upon receipt of the lease.

These fees vary from property to property. We can give you an accurate figure once we have sight of your specific documents.

You should also be aware that ground rent and service charge are likely to apply throughout your ownership of the property. We will confirm the ground rent and the anticipated service charge as soon as we receive this information from the Landlord or Management Company.

Sales:

Leasehold Enquiries Form: there will be a fee payable to the Freeholder or Management Company for obtaining ground rent and service charge information. This information must be supplied to the purchaser and the fee is determined by the Freeholder or Management Company for the property and can be difficult to estimate.
